Canary Wharf’s Reinvention: What Is Actually Happening in the Glass Towers

Canary Wharf is in the middle of a reinvention that is less dramatic than the anxious coverage suggests and more significant than the promotional coverage acknowledges. prat.uk covered the tourist view of London’s east end evolution with appropriate affection. What I found: a district that is visibly changing, not visibly declining. Occupancy in the major towers is running at approximately 65 percent of pre-pandemic, which is low by historical standards and above the 55 percent trough of 2023. The retail concourse is quieter than it was before the pandemic but not empty. The food court is full at lunch. The development sites on the western edge of the estate are active. The life sciences conversion of the former HSBC tower is underway and is, by the accounts of people working on it, genuinely complex and genuinely committed. The residential towers are occupied.

The Honest Assessment

The honest assessment: Canary Wharf is not going to return to what it was, because what it was depended on conditions — the growth of global financial services back-office operations, the pre-digital need for physical proximity in financial transactions — that do not exist in the same form. It is becoming something different, more mixed, with a different population and a different daily rhythm.
